Rental Qualifications and Requirements


Required Information: Government issued ID, one month’s worth of most recent consecutive paystubs (or if self-employed: 3 months of bank statements AND most recent tax return), pet photo(s) (if applicable), and 3 years residence history with landlord contact information (phone and email). All adults occupants must apply separately and pay $40 application fee.


Income Requirement: Applicant household gross monthly income must be at least 2.5 times monthly rent. Income must be verifiable. We do not allow co-signers, unless stated on the ad for the specific property. Co-signers must make 5 times the monthly rent. Applicants receiving government assistance are required to make at least 2.5 times their portion of the rent payment.

 

Security Deposits: Applicants with credit scores ranging from 680-850 will require security deposit equal to 1 month’s rent.


Application Processing: Applications are processed in order that they are received. If multiple adult occupants in household, applicant place in application queue will be established once the final adult occupant of the household applies.

 

Common Reasons for Denial: Incomplete application, evictions, collections, credit score below 640, verifiable gross monthly income less than 3 times monthly rent, unsatisfactory rental references, unqualified co-applicants, pets (no aggressive breeds allowed), and/or move in dates too far in future can all be a reason for a declined application. Also, within the last 7 years, any bankruptcies, felonies of illegal manufacture or distribution of a controlled substance, felonies resulting in bodily harm or intentional damage or destruction of property for example, “arson” will result in denial. Any sexually related offenses for any time period will result in denial.

 

Pets: Pet restrictions are property specific. If allowed, there is a charge of $50/month pet rent per pet. Due to insurance purposes our restricted breed list includes; Pit Bull Terrier, Staffordshire Terrier, Rottweiler, Presa Canario, Chow Chow, Doberman Pinscher, Akita, Wolf-hybrid, Mastiff, Cane Corso, Great Dane, Alaskan Malamute, Siberian Huskie, and any mix of these breeds. If applicant has a Service Animal or Emotional Support Animal all documentation must be submitted with application.

*Falsely claiming an animal is a service/support animal is a serious offense. Under California law, false claims can result in a misdemeanor with 6 months in jail, a $1000 fine or both*
